In a relatively small market it is common for Realtors to attempt to be generalists and handle both residential and commercial on both the buyer and seller side (usually the latter) because many agents/brokers are overly confident in themselves.
This, however, is not a particularly good idea.
Flagstaff Commercial real estate is a different breed of animal. It requires knowledge, skills, experience, and judgment that few generalist agents or brokers possess. The potential pitfalls for a person wishing to buy commercial property or a business are daunting, to say the least. For starters, most of the businesses here are significantly overpriced relative to the income they can generate. This is often further complicated by irregularities in accounting practices. Frankly, few generalist real estate agents have the knowledge and background to safely guide a buyer through the landmines. It really does take a specialist.
Where does that leave a buyer then? Logic would dictate seeking out a commercial real estate specialist that represents only buyers to represent him or her. The problem, however, is that, by and large, the commercial specialists also list the businesses for sale and therefore represent the seller. At best, the buyer is compelled to accept dual agency. If you have spent anytime perusing our comments on buyer agency, you have an inkling of dangers involved in dual agency. Dual Agency is standard practice followed by all Flagstaff real estate firms, except for Buyer Brokers of Flagstaff. It involves an inherent conflict of interest in which the agent supposedly representing the buyer, now is legally required to attempt to represent both sides in the transaction. In commercial real estate those dangers are considerably magnified. The buyer absolutely needs pure buyer representation to protect his or her best interests.
The solution to the buyer’s dilemma is to team up with a commercial real estate specialist who works as a buyer broker exclusively and not get into the conflicts of interest involved with dual agency. Eric graduated from Drexel University in Philadelphia with a Bachelor’s degree in Conflict Resolution, a major that he initiated himself at the university. That set the tone for his career as a business owner, a management consultant, and commercial real estate broker. Throughout his more-than-twenty years in business and nearly a decade in real estate, Eric has continually honed his professional talents and skills in effective negotiation as well as helped numerous managers lead their companies and non-profit organizations up to their optimal levels. He is brilliant at analyzing the profit-potential of businesses-for-sale and commercial offerings and at negotiating transactions that well serve all parties involved.
Not co-incidentally, Eric has also achieved the rarified level of 4th Degree Black Belt in Aikido.
